Finding a builder

When thinking about building a brand new home, it's important to think about the builder you will entrust with the construction of your new home.  There are many production builders in the area, who build entire communities of homes.  These builders often help streamline the process by having many lot and floor plan options available, and often are able to deliver your new home in a shorter timeframe of roughly 6-8 months.  You may also want to look into custom home builders who will build any floor plan of your choice on the lot of your choice.

Finding a lender

It's important to know that not every lender offers financing on new construction.  It is often advantageous to work with a lender with whom the builder is familiar, and often times they will offer amazing incentives to do so.  We have a list of local lenders who specialize in new construction loans, who we know will give you excellent customer service.

Finding a lot

If you are not building in a new construction community, you will need to begin the search to find a lot upon which you will build your new home.  Lots in more developed communities such as Bethel Park, Mount Lebanon, and Upper St. Clair will be more expensive and harder to find.  Areas such as Cranberry township, Peters township, and South Fayette have more available land, which makes finding a lot a bit easier.  There are many factors to consider when choosing a lot:  school district and general location, lot size in comparison to the style and size of home you would like to build, availability of utlities and cost to connect these utilities to your new home.
